Though incorporated in 2005, the origin of Philco
Property Management, Inc., or Philco, began as early as 2000.
As a form of client support for the brokerage company known as
Phillips Commercial Real Estate Services, Inc., or Phillips Commercial,
our management company’s primary purpose was to fulfill the investment
objectives that originated in the acquisitions process.
This main goal was accompanied with a second objective of turning
difficult or failing properties around and making them not only
economically feasible but also a real competitor in their local rental
market, relative to their target demographic.
Both objectives proved to be worthy challenges, especially in the
“B” through “D” class apartment projects.
These worthy challenges have also become some our greatest joys
and successes.
Like many boutique style companies, Philco’s
management portfolio size has seen its fair share of expansion and
retraction over the years.
Our portfolio has been as large as about 2,500 units, spread amongst 22
properties, in geographies as close as the Dallas Oaklawn area to as far
away as Temple, Texas and Little Rock, Arkansas.
We review and consider properties of any size and of any southern
region.
Philco has taken over and successfully managed a
variety of property types and sizes such as: stable apartment
communities, empty apartments needing full interior and exterior rehabs
and lease-ups, and “undesirable” communities riddled with criminal
problems and in need of recovery.
Philco has evolved over the years in order to
become efficient in our execution of management goals that are
geared toward the success of our clients.
Our decision to provide service is determined by our confidence
that we can accomplish the plan that we suggest for our client’s
success.
